Increase in Placing Size

 

Further to the Company's announcement on 24 June 2021, the Board of LXi REIT (ticker: LXI), the specialist inflation-protected long income REIT, has carefully reviewed both the strong level of support received from potential investors in the Placing and the depth of the Investment Advisor's pipeline of investment opportunities, which includes both the assets outlined in the 24 June 2021 announcement as well as other off-market opportunities, and decided to increase the target size of the Placing from approximately £75 million to £100 million. The Board will cap the Placing at £100 million and any over-subscription will be dealt with by a scaling back exercise.

The Placing is being conducted under the Company's existing Share Issuance Programme in accordance with the prospectus dated 18 February 2021, as supplemented by the supplementary prospectus dated 23 June 2021. 

The timetable for the Placing remains unchanged, with the latest time for the receipt of commitments under the Placing being 4 p.m. on 30 June 2021. The results of the Placing are expected to be announced on 1 July 2021.

The Placing is conditional, inter alia, on the New Ordinary Shares being admitted to listing on the premium listing segment of the Official List of the FCA, and to trading on the main market for listed securities of the London Stock Exchange (together, "Admission" ). It is expected that Admission will become effective on, and that dealings for normal settlement in the New Ordinary Shares will commence on the London Stock Exchange by, 8.00 a.m. on 5 July 2021.

LXI REIT plc invests in UK commercial property assets let, or pre-let, on long-term, triple-net, inflation-linked leases to a wide range of strong tenant covenants across a diverse range of robust property sectors.

The Company aims to provide shareholders with an attractive return, in the form of quarterly income distributions and with the potential for capital and income growth from key strategies which include indexed rental uplifts, pre-let forward fundings, sale and leasebacks, and off-market, value driven acquisitions and sales.

The Company is targeting an annual dividend of 6.0 pence per Ordinary Share for the 12-months commencing 1 April 2021(1) and has delivered an average total NAV return of 11 per cent. per annum since IPO to the estimated unaudited net asset value as at 1 June 2021. The Group's medium-term total return target is a minimum of 8 per cent. per annum.
